Terms & Conditions

These Terms and Conditions govern all bookings and stays at Kawayan Villa Siargao ("the Villa"), located at Cloud 9 Drive, General Luna, Siargao Island, Philippines. By making a reservation, you ("the Guest") agree to be bound by these terms.

1. Reservations & Confirmation

A booking is confirmed only upon receipt of the required deposit and written confirmation from Kawayan Villa Siargao. We reserve the right to decline any reservation at our discretion. The person making the booking is responsible for ensuring all guests in the party are aware of and comply with these Terms and Conditions.

2. Pricing & Payment

Room Rates

• Base rate: ₱20,000 per room, per night (includes 2 guests)
• Additional guests: ₱3,500 per person, per night (maximum 4 guests per room)
• Rates are in Philippine Peso (PHP). Currency conversions shown on our website are indicative only.

Payment Schedule

• A deposit of 50% of the total stay amount is required to confirm the booking
• The remaining balance is due one month before check-in
• For bookings made within one month of arrival, full payment is required at the time of booking

Accepted Payment Methods

Bank transfer, GCash, PayMaya, and major credit cards (processing fees may apply). All payments must be received in full before or upon check-in.

3. Cancellation Policy

• 15+ days before check-in: 50% refund of total booking amount
• Less than 15 days before check-in: No refund
• No-show: Full booking amount is charged

We strongly recommend purchasing travel insurance that covers trip cancellation.

4. Check-In & Check-Out

• Check-in: from 2:00 PM
• Check-out: by 12:00 PM (noon)
• Early check-in and late check-out may be arranged subject to availability and may incur an additional fee
• Guests must present valid government-issued photo ID upon check-in

5. Villa Rules & Guest Conduct

Guests agree to respect the Villa and its surroundings. The following rules apply during your stay:

• Maximum occupancy: 4 guests per room (8 guests total for whole villa)
• No additional visitors are permitted without prior written approval
• Quiet hours: 10:00 PM to 8:00 AM — please be considerate of neighbours
• No smoking inside the villa or within 5 metres of any entrance
• Pets are not permitted unless explicitly agreed in writing in advance
• Events, parties or gatherings beyond the registered guest count require prior written approval and may incur additional fees
• The pool is used at guests' own risk. Children must be supervised at all times.

6. Damage & Security Deposit

A refundable security deposit of ₱5,000 is required upon check-in. This deposit will be returned within 48 hours of check-out, less any deductions for damage, excessive cleaning, missing items or rule violations. Guests are liable for the full cost of any damage exceeding the deposit amount.

7. Inclusions & Exclusions

Included in all bookings

• daily breakfast for all registered guests
• Private pool & tropical garden access
• 24/7 high-speed Wi-Fi
• Air conditioning in all bedrooms
• Welcome drink on arrival
• Airport transfer (General Luna / Sayak Airport)
• Daily housekeeping

Not included

• Lunch, dinner and beverages (unless arranged separately)
• Activity bookings and excursions
• Tourist fees or local taxes not included in the quoted rate

8. Liability

Kawayan Villa Siargao and its owners shall not be liable for any loss, injury, damage or expense suffered by guests or their property during their stay, except where caused by our direct negligence. Guests use all facilities including the pool, garden and outdoor areas at their own risk. We are not responsible for theft of personal belongings.

9. Force Majeure

We shall not be held liable for failure to fulfil our obligations due to circumstances beyond our control, including but not limited to natural disasters, typhoons, government restrictions, power outages, or acts of God. In such cases, we will work with you in good faith to reschedule or offer a credit.

10. Governing Law

These Terms and Conditions are governed by the laws of the Republic of the Philippines. Any disputes shall be subject to the jurisdiction of the courts of Surigao del Norte.
